Design Homes: Where to start
Today’s article begins with a recurring story that maybe some of you have already heard about. The topic is to design homes and building a house: Where to start? Who to turn to? How to make sure you don’t go wrong?
Many of instincts think they rely on their “trusted” acquaintances, but will it be the right choice? Perhaps you, if your acquaintance is an informed technician, but beware of the frigates and assignments entrusted to the experience, that’s why.
The story of Francesco who desires the new house of dreams in wood
Francesco wants to design his new dream house and the first thing imagining is a building like the one seen in the pages of Elle Decor with gigantic windows and swimming pool. And of course it will have to be an ecological home to spend less on the bill and contribute in its own way to the protection of the environment.
He decides to call Mario, the impresario that last year he fixed the bathroom, and asked for a quotation to realize his new house: in wood and with a nice insulating coat.
Mario, who of experience has to sell in the construction industry, tells him that according to him it is better to build a “classic house” in masonry with a thermal insulation in EPS, which costs less than that made of wood, and that especially in the area of Verona the wooden house is not okay Because there is too much moisture.
Francesco Rebeats that Alexander, his friend lawyer, has just built a wooden house that consumes 10 euros per year of heating and that cost only 1,000 euros per square metre. If he made it because I didn’t?
Then Mario, the impresario, calls Otello, the technical friend who knows from a lifetime, and asks him to design a wooden house for his client.
Otello begins to draw the wooden house with EPS isolation, rustic style, as it goes to fashion now, and puts the windows of the living room to the south and the rooms to the north as they taught you at the Technical Institute in the far ‘ 68.
Once the design is finished, he gives Mario the impresario, who has no idea how to build a wooden house and decides for this to turn to his friend Paul. Before the crisis, Paul made the parquet floor and now, together with his cousin, he builds wooden houses.
Said Done! Francesco will finally have his new home of ecological dreams in wood!
Why relying on friends is not an effective choice for your new home
The story of Francesco is what often happens today and is what normally happened once.
It was once the “practice” to rely on the experience of the acquaintances of the builders, because the construction works were focused on the rule of art and the reliability of the technical solutions was held on the empiricism. Experience was the greatest source of knowledge regarding the realization of dwellings.
This way of designing and building today no longer works because:
- Lifestyles have changed, people want warm winter and cool summer homes, without humidity and very high performance,
- New constructive techniques have been introduced in our areas, such as wooden buildings, but specific knowledge is needed to ensure a useful life for buildings as foreseen by legislation,
- On the market are available many new insulation materials and finishing (painting, plasters, floors,…) But not all of them are good. The designer must be able to choose the right materials to create a healthy environment, without VOC and without pollutants,
- The legislation has been very complicated because Europe requires us to respect certain parameters of energy saving, waste reduction and water saving, for this reason the design of buildings and plant engineering must go hand-in-hand.
How to design buildings today
Today the approach is completely different because, in addition to the empiricism, the design of the new buildings is guided by scientific norms. In fact we talk about classifies-performance method.
What do you mean? It is the practice of thinking in terms of goals rather than means.
Simplifying means that if you want to realize your new home you will not have to rely on who “has always done so and for this will work”, but it is better to look for designers and builders who know in detail the technical parameters of materials and techniques construction and legislation.
A very simple example is the energy class. When a designer designs a new building, he has to plan his energy behavior, that is to precisely determine how much energy will consume and what CO2 emissions are.
The same applies to sound insulation, or to regulate the humidity inside the dwellings. Once you have decided which values to comply with according to the regulations, the structures must be designed to achieve those parameters without errors.
And this for the customer means having a home with certain guarantees of durability and good functioning.
If you’re thinking of making your new home, don’t rely on the first person you know in the construction field.
Try rather to inform yourself about the technical skills of the professionals, to know which courses they attended and ask to see the projects they have realized.
Request a performance quote, which indicates not only how much you spend on designing and building your home, but also what performance your building will have, in particular:
- Energy performance and consumption,
- Acoustic performance,
- Resistance to fire and earthquake of structures.
When you assign the manufacturer, make sure it is specialized in building low energy buildings and ask for the certifications of the building materials it uses.
